This is my 11th year in real estate and I have never seen such a great start to the spring season. We never really slowed down that much this past winter, and that should have been a clue of what was to come. Last week we had 4 new listings come on the market on Thursday and all but one is under contract. The sweet spot is between $125,000 and $250,000, but we are now seeing some movement on the $500,000 plus market, which has been weaker in the past. I think the pent up demand and low rates are fueling the market right now and I expect it to stay strong throughout the year.
We are seeing a lot of people coming from Illinois to find lower taxes and to escape the higher prices for a similar home in the western suburbs. We are also seeing a lot of people who are finally putting their home on the market because it is so strong for sellers. I don't know if there has ever been a better time to sell in Valparaiso since I became a Realtor back in 2006. It is a fun time to be working with sellers because we are always delivering good news when we talk about the current market conditions and the value of their home. When I call them 24 or 48 hours after listing the home with a full price offer, it is just about the best thing.
