It is 3 am and I am up again.  This is two nights in a row and the pattern will only continue.  I am not worried about getting a promotion or my 401 K.  My boss did not scold me, and my HR department did not write me up for a bad joke at the water cooler.  It is mid March and I am a full time real estate agent.  I have new clients and old clients trying to find homes to buy and the inventory is low.  I have been thinking of past clients who might have the perfect home, and wondering if they are ready to move up or downsize.  This time of year more than any other time, sleep is a distraction, an unwanted need of the human body.  I need more hours in the day.  Maybe around 45 hrs would work.  Eight hours for sleeping and the rest for full on real estate

 A consumer called me today and asked me what mobile site they should use to search for real estate.  They were frustrated because a lot of the homes they have sent to me from Zillow and Trulia are not really for sale. Some were homes that sold a month ago and some where homes that sold years ago.  These sites draw information from a lot of different sources and they really are more concerned about quantity over quality. For example they have a category called pre-foreclosure.  This simply means that the person who owns  that home has missed a mortgage payment or a tax payment.  They could be just a couple payments behind and now their home is posted online as a pre-foreclosure.

We had a situation take place this week with a fantastic young couple who was going to purchase their first home.  We are looking in a hot price range, $130,000 to $160,000, and the good listings are flying off the shelf quickly.  We had already missed out on a home that was "perfect for them", because there was an accepted offer before we could even write ours.  They were obviously dismayed, but we kept looking.  Then it happened.  A brand new listing came up in that seemed perfect from the online pics.
