This might not seem possible, but it is. We are seeing inventory at all time lows on homes under $500,000.  In Valparaiso, Indiana, for example, we have around 350 homes for sale.  This number should be north of 1000 at this time.  Conversely, were a seeing luxury homes sell far below what it would cost to replace them.  The luxury inventory is growing and so far we don't have enough demand for it.  This will change.  As the move up buyers sell their homes in the $300s to $500s this Spring, we should see the higher end start to benefit.  New construction on the luxury homes is also hurting the market for pre existing luxury homes.  Many buyers want the newest in technology in their luxury home and some of the high end homes on the market have not kept up

As a professional who works on a daily basis to help families find homes, I'm absolutely heartbroken to see what has happened in Houston Texas. Although it is very inspiring to see how people are working together to get through this tragedy, it is chilling to try and imagine how these families are coping.   I think a home is one of the most important things in a person's lifetime.   It is the foundation for memories and milestones along the way.   It's almost universal that if you had something bad happen to you, or maybe you  just had a bad day, you always feel better when you get home.   I believe it's something spiritual.

This is my 11th year in real estate and I have never seen such a great start to the spring season.  We never really slowed down that much this past winter, and that should have been a clue of what was to come.  Last week we had 4 new listings come on the market on Thursday and all but one is under contract.  The sweet spot is between $125,000 and $250,000, but we are now seeing some movement on the $500,000 plus market, which has been weaker in the past.  I think the pent up demand and low rates are fueling the market right now and I expect it to stay strong throughout the year.

We are seeing a lot of people coming from Illinois to find lower taxes and to escape the higher prices for a similar home in the western suburbs.  We are also seeing a lot of
